Conversion of electricity substation to 1×1 bed dwellinghouse (Use Class C3). Single storey extension at second floor level with associated 2no. rooflights to rear elevation, 1no. window to front elevation and doors to the side elevation. Alterations to existing fenestration (amended description).

This building occupies the entire site, meaning that there is no possibility of outside amenity space. There seems to be little storage inside either. In particular there appears to be a space for only one bike. The Highways Authority states that this is acceptable, but it seems likely that additional bikes will clutter Acer Walk which is pedestrian only. It is not clear from the drawings what impact the new third floor will have on neighbouring properties. No access to the third floor terrace is indicated on the plans. We would ask the officers to look carefully at these issues before granting permission.
