 Sub-division of existing dwelling to create a 1 x 2-bed and 1 x 3-bed dwelling (Use Class C3). Erection of a single storey rear extension and formation of new fence to east elevation.

This appears to be a well-considered proposal updating the property whilst respecting its considerable heritage value. We would however comment that although the location of the waste and recycling bin storage is in close proximity to the rear access gate(s) at the east end of the garden, it is not clear whether access is available from here to Blackhall Road; access for bin collection from St Giles is completely impracticable, so clarification of this point is necessary. We would also point out that no consideration at all is given to bicycle storage; given the particular heritage characteristics of the premises, this is probably justifiable, since there is provision extant in St Giles, in reasonably close proximity, but, again, clarification is required, and perhaps consideration should be given to the use of CIL monies for augmentation of the adjacent public cycle parking facilities.
