This application fails to identify any communal space within the building, apart from a small kitchen. The provision of five bedrooms implies occupancy for which off-road car parking is insufficient. The designated area for cycle parking appears to be accessible only through either one of the bedrooms, or the kitchen, although no external door is shown to either room. No details of design, security or coverage for the bicycle storage are provided. This application is unsatisfactory on all these counts and should be refused.
