Change of Use of ground floor accommodation from (Use Class E) to a House in Multiple Occupation (Use Class C4). Erection of a single storey rear infill extension.

This is a confusing application. Having converted the first floor to an HMO the applicant now wants to convert the ground floor office space to a second HMO with 3 bedrooms, one of which is very small. There is no other living room other than the small kitchen. The plans show a very small shower room but no toilet or handbasin. The applicant is trying to pack too much into too small a space. This would be yet another HMO in an area which already has a high density of HMOs.
