Demolition of existing rear extension. Erection of a single storey rear and side extension. Formation of 1no. rear dormer in association with a loft conversion. Insertion of 2no. rooflights to front elevation. Alterations to fenestration.
The structural changes are acceptable. However, the flood risk requires further consideration. The plot is in Flood Zone 2 for river flooding. The only practicable mitigation is this location is “to attempt to keep the water out”. OCS question whether this can be sufficient to prevent increased danger from river flooding to neighbouring properties. This should be carefully assessed by the LPA before planning permission for any extension is given.
