Demolition of existing dwelling and erection of one and a half storey building to provide 2 x 2-bed dwellings (Use Class C3). Provision of private amenity space and bin and cycle stores.
This application maximizes the development of the site, erecting two dwellings of one and a half storey. The proposed floor plan for the upper storey is in our opinion problematic, the maximum height in the bedroom is 2.1m (6.8 ft) reducing to 1.5m (4.9 ft). Similarly the max height in the bathroom is 1.7m (5.5 ft). Given this restriction, it raises the question of why the development is 1.5 storey and not 2, which would make the dwellings more comfortable for any prospective occupants. Access to the site is (as now) via a path to the side of no 20. We note the development is car-free, this is entirely reasonable given its location close to the centre of Headington with its excellent public transport connections and an abundance of shopping outlets. We wish to object to the proposal for the reasons outlined above.
