There is no Design and Access Statement on this application or information on the amenity space, car parking and bin and cycle stores. However, the major reason that the OCS believes that this application should be rejected is that it will create a precedent for the building of small dwellings at the ends of other gardens in the area. As the proposed dwelling is entirely on the garden of 32 Clive Road it will immediately create a precedent for a similar dwelling on the adjoining garden of 30 Clive Road. We believe this application should be rejected.
