Erection of 1×1-bed dwellinghouse (Use Class C3). Provision of amenity space, car parking and bin and cycle stores. New boundary treatments.

The house already has a single storey rear extension. It is proposed to build a 1 bed dwelling in an average sized back garden, drastically reducing the amenity space of the existing house to a quarter of what it is now. The new dwelling would dominate the back garden. Extending the bedroom into the eaves of the flat-topped pyramidal hipped roof would give the bedroom very poor headroom. The bedroom would have no windows apart from 4 small velux roof lights.. The dwelling would be overdevelopment, provide substandard living accommodation & set an unfortunate precedent. It is our opinion that planning permission should be refused.
