Demolition of existing garage, erection of two storey front extension, erection of part single, part two storey side and rear extension, replacement of 2no. windows with 2no. doors to front elevation and alterations to rear boundary fence.

This large extension approximately doubles the footprint of the property. It completely fills the rear of the plot, allowing no amenity space except the front garden, a proportion of which will be taken up by parking. The application states that car parking is unaffected, although the existing garage is to be demolished. There are no details of proposals for bicycle and bin storage, which presumably will have to be at the front. The ground floor plan includes a third bedroom, but the room labelled as snug has an en suite shower room indicating that its real purpose is as a bedroom. This unusual feature along with the loss of outdoor space at the back raises suspicions that an HMO is intended, and the application should be scrutinised in this light.
