This application fails to satisfy the requirements of the Neighbourhood Plan, the Oxford Local Plan and the Conservation Area appraisal. Its effect on the immediate heritage setting is detrimental, the scale of the building is inappropriate and the quality of the design and materials unacceptable. These shortcomings have been addressed in detail by the submission from the Wolvercote Neighbourhood Forum and other objectors. We urge rejection of this application.
