Demolition of 7no. garages. Erection of 2 x 2-bed and 2 x 1-bed dwellings (Use Class C3). Provision of private amenity space, bin and bicycles stores.

This is a meticulous application (50 docs, one approx 30 pages long) to build four affordable family Passivhouses right on a site next to the Eastern Bypass.  They are beautifully designed, with all necessary amenities and the correct retention of a mature tree on the site (one of the ameliorating factors as far as pollution is concerned, another being the design of the houses) is noted.

However we have three issues to raise. Firstly, a Noise Assessment commissioned has not yet been received; secondly although we have looked carefully we have seen no Air Pollution statement.  We would suggest that both these be seen before permission is given to go ahead.

Thirdly,  we are concerned that this ‘car-free’ development (as indicated in the application) is not well served by nearby access to public transport and so there is a likelihood that the residents will use private vehicles come what may.
