Some reconfiguration of the internal space would enhance the accommodation – for example the inclusion of a corridor linking the entrance and the two main rooms. Externally the inclusion of a planted area along the garden wall and along the stair would provide a pleasant outlook to the extension. The outdoor space should be for the exclusive use of the flat. We recommend that a decision be deferred until these modifications are considered by the applicant.
