Demolition of existing garage and erection of a 1 x 4-bed dwelling and a 1 x 6-bed dwelling (Use Class C3). Provision of amenity space, car parking and bin and cycle stores. Associated landscaping and boundary treatments.

The Highway Authority states that the garage for each house shown on the plans is smaller than the current standard. There is, therefore, a question as to whether car parking provision for the 2 houses can be considered really adequate. The potential problem with parking is likely to be greater for the 6-bed house proposed for the rear of the plot. Each house will have a very limited amenity area, with the area for the rear house severely shaded by existing trees. As there is already an approved plan for a 6-bed house on this site, we suggest that approval of this application would result in over development of the site and that the application should be rejected.
