We note that although this property is currently classified as an HMO, it is not specified whether it is categorised in use class C4, or ‘sui generis’ as a large HMO. Beyond enlargement of one of the bedrooms, no specific purpose is given for the proposed works, but if this were to be to accommodate more residents, it may be appropriate for an application for change of use to be made. Likewise, if more residents are to occupy the premises, consideration should be given to the need for additional bicycle parking; none is indicated on the current plans, and neither is any provision for waste and re-cycling bin storage.
