Demolition of side garage and conservatory to rear. Erection of two storey side extension to form annex, erection of single storey rear extension, erection of single storey front extension, insertion of 1no. window to front elevation and alterations to fenestration to rear elevation.

This application provides no information on the proposed parking arrangements, though it increases substantially the potential occupancy, and involves demolition of the existing garage thus reducing the off-street parking availability. It also provides no information on parking or storage for bicycles (security, convenience and appearance), and no information on storage for waste and recycling bins. The proposed interior layout of the property appears designed to enable future division into two separate dwellings and if this is the intention clarification of provision of appropriate amenity space, as well as bicycle and bin storage for each dwelling should be required. We would urge withholding consent pending satisfactory resolution of these issues.
