105 Bullingdon Road Oxford OX4 1QN
8 February 2019
Change of use from shop (Use Class A1) to a 1 x 1-bed dwellinghouse (Use Class C3). Insertion of 1no. window to north west elevation
Bullingdon Road is a predominantly residential street of attractive small Victorian houses. The property is an original corner shop that has been vacant since 2008 and is in need of renovation. It is appropriate that it should be converted into a dwelling.
We are concerned about the new windows proposed for the ground floor. The application is for the insertion of one window but in fact it is also proposed additionally that the two original shop windows should be removed and replaced with much smaller modern windows. No attempt has been made to relate the design or style of these new windows to either the windows of the first floor or the windows of neighbouring Victorian houses.
We also note that bicycle storage is secure but not covered.
We believe the proposal as it stands would harm the character of the area, and consent should be refused.
