Demolition of existing single and two storey side extension and formation of 1no. dormer to front roofslope. Erection of a two storey building to create a 1 x 3-bed dwelling (Use Class C3). Provision of car parking, private amenity space and bin and cycle storage.

Comment: Demolishing the existing single and 2 storey side extensions, which are later additions, will restore the house to its original form and improve its appearance. The proposed new 1×3 bed dwelling sits comfortably on the southern half of the plot and should fit in with the character of the area.

We think cycle storage should be reconsidered. As often happens when trying to maximise the potential of an infill site, cycle storage has suffered. 3 covered spaces are provided for each house at the bottom of the gardens, accessed inconveniently by squeezing past parked cars and down a narrow passage between the houses. There is no room for covered cycle storage in the front gardens of the either house but a Sheffield stand for 2 cycles behind the visibility splay in front of the existing house would be convenient, whilst keeping covered storage as proposed in the back garden shed. Cycle parking for the new house could stay where proposed with access through a narrow gate from Hawkswell Gardens.
