Demolition of existing garage, covered patio and shed. Erection of a single storey rear extension and a two storey side extension. Sub-division of existing house to create 2 x 2-bed and a 1 x 1-bed room flats (Use Class C3). Provision of car parking, bike store, bin and cycle store.

The application states that the building work proposed will not take light from the neighbouring houses, but the plans are not adequate to assess whether this statement is correct. There is no information on the size of the amenity area for the 2 ground floor flats, which the location plan indicates is very small. The first floor flat has no amenity area. The OCS believes that these aspects of the application require clarification before it can be approved.
