Erection of a single storey side and rear extension and a first floor rear extension.

The proposed extension represents a significant footprint beyond the current boundaries of the existing house and raises in our mind the question of whether this may become an HMO at some point in the near future.  The large ground floor extension is proposed as a breakfast room and the first floor extension creates a fourth bedroom. The application does not provide any information on the provision of an en-suite for the very large new bedroom. The overall design of the extension is bland and adds nothing to the appearance of the property.  The applicant should be asked to address these points prior to any planning approval.
