74 Godstow Road Oxford OX2 8NY

13 February 2018

 | Erection of a two storey side extension from first floor, with covered storage area at ground floor and porch canopy to front elevation. Erection of second storey roof extension to rear elevation with window projection to rear roofslope and insertion of 2No. front and 1No. side rooflight in association with loft conversion. Replacement roof to existing single storey rear extension. (Amended description) |

The application proposes a box loft extension in the roof space accessed by a stair contained in a small side extension starting at first floor level. Although the Design and Access statement states that “the proposals aim to preserve and enhance the character of 74 Godstow Road” and “the existing hipped roof character of the semi-detached building will be retained to the frontage”, we consider that the proposed elevations clearly demonstrate that this will not be the case. The balance of the pair of semi-detached houses will be totally altered by the cedar wood cladding on the side extension, which rises almost to the height of the ridge of the existing roof. We do not think that this is acceptable in the Godstow Conservation Area. There must be another way to install a stair between the first floor and a loft extension. We object to the application on the grounds of poor design and detriment to the appearance and character of the Conservation Area.
