We consider that this proposal provides inadequate living or amenity space for the occupiers. Some of the bedrooms would not accommodate storage or desk furniture. Externally, the front garden is too small to be usable for recreation and the passageway and yard at the side are narrow and enclosed, and dominated by bike and bin storage, The rear garden space is chiefly occupied by the ‘garden shed’ whose purpose is not explained. If consent were to be granted, it should be on condition of the exclusion of the property from eligibility for street parking permits within the Controlled Parking Zone.
