Conversion of garage to habitable space. Erection of single storey front extension incorporating formation of pitched roof over existing garage.

This proposal reduces the car parking available, whilst increasing the potential occupancy, and provides no details of the remaining car parking to be provided. It also removes the storage area at the rear of the garage, and eliminates any possibility of access to the rear garden, except through the house. No details are provided of any secure, covered bicycle parking, or facilities for accommodating waste and recycling bins. It is thus likely that these will be left untidily in front of the house. We would urge refusal of the application, pending submission of acceptable solutions to these issues.
