Demolishing of existing outbuildings, and erection of a single storey rear extension to be used as a garden room.
The property is located in the North Oxford Victorian Suburb Conservation Area and dates from 1906. The proposal to demolish the conservatory at the rear of the property (deemed unsound and containing asbestos) and two further free-standing buildings in order to create a single extension would represent a visual improvement. However, the proposed design has no character (essentially it will be a flat roof, glass and bronze steel rectangular structure). The Oxford Civic Society feel that the applicant is missing an opportunity to create a structure that is more in keeping with the design and appearance of the main house to which the new structure will be attached.
