Erection of rear outbuilding for use as ancillary accommodation to dwelling house.

This application claims that the proposed building would be “ancillary “ to the existing dwelling house. However, the plans show a building of height 3.8 metres, excessive for a genuine outbuilding, and the plans include separate kitchen, living room and dining room. There would be space for sleeping accommodation as well. It is obvious that the new building could be used as a separate dwelling unit from the main dwelling. Erection of a separate dwelling would need to be assessed against different criteria: these issues are not presently mentioned by the applicant. This application should be refused as it based on a false premise.
